What We Do

Our Villa & Bungalow Renovation Services in Auckland

Every older home has different requirements. Some need an updated kitchen and bathroom, while others need a complete renovation, structural work or an extension. Key Interiors provides design, construction, custom joinery and project management to bring everything together.

01

Full Villa & Bungalow Renovations

When several rooms need attention, renovating the whole house can create a more consistent result.

We plan the improvements together, from updating old layouts and wall linings to coordinating kitchens, bathrooms, flooring, lighting, insulation and interior finishes.

Where necessary, we also arrange appropriate structural and building-services upgrades.

The result is a home that feels connected from room to room, without losing the features that make it special.

02

Kitchen Renovations for Character Homes

Older villas and bungalows often have kitchens tucked away at the back of the house, with limited bench space and little connection to the dining or living areas.

We design kitchens around the way you cook, store things and spend time with family.

Depending on your home, that might mean opening up the kitchen, adding an island, improving storage or creating custom cabinetry that fits neatly around original walls and detailing.

Our kitchen renovation services include design, joinery, installation and finishing.

03

Villa & Bungalow Bathroom Renovations

A beautiful bathroom still needs to work properly behind the tiles.

Older homes may have uneven floors, limited ventilation, ageing plumbing or timber structures that need extra care before the bathroom is rebuilt.

We consider the condition of the existing space, waterproofing requirements, storage and layout before choosing finishes.

Whether you're updating a family bathroom, adding an ensuite or creating a more spacious shower, our bathroom renovation services are planned to suit both your home and your daily routine.

04

Open-Plan Living & Home Extensions

You don't always need a bigger house. Sometimes you need to make better use of the space you already have.

Removing or changing selected internal walls can improve the way the kitchen, dining, and living areas connect. Better window placement, natural light and access to the garden can also change how a home feels.

Where more room is needed, we can help plan rear extensions or other additions that work with the original building.

Structural changes and extensions are considered alongside any relevant council consent requirements.

05

Custom Joinery & Interior Design

Standard cabinetry doesn't always fit an older house, especially where walls are uneven, ceilings are high or original detailing needs to be retained.

We design custom joinery to suit the available space, including kitchen cabinets, wardrobes, bathroom vanities, laundry storage and built-in shelving.

Our interior design services bring together the materials, colours, lighting, and finishes so that new additions feel comfortable alongside the home's original character.

06

Restoration & Structural Improvements

Before investing in new finishes, it's important to understand the condition of the existing house.

Depending on the property, renovation work may involve repairing timber, addressing subfloor moisture, upgrading electrical or plumbing systems, replacing unsuitable wall linings or improving insulation and ventilation.

We identify areas that need further investigation early and coordinate the appropriate specialists where required.

Character Comparison

Villas and Bungalows Need Different Thinking

They look like cousins, but they go wrong in different places. A villa usually fights you from underneath. A bungalow usually fights you for daylight.

Villa Renovations: What's Under the Surface

Auckland villas have the high ceilings, sash windows, timber floors and plasterwork people pay a premium for. A hundred-odd years on, they also tend to come with:

Tired foundations. Piles that have sunk or rotted, and a subfloor with little or no ventilation.
Scrim and sarking. Hessian and boards behind the wall linings, which have to be removed before the walls can be properly insulated.
Old services. Wiring and plumbing that are well past their best.
Nothing quite square. Sloping floors and out-of-plumb openings, so cabinetry has to be scribed to fit.

We keep what makes it a villa: the timber floors, sash windows, cornices and street presence. The kitchen someone added in the 1970s doesn't count as heritage.

Bungalow Renovations: It's Mostly About Light

Bungalows often have better bones than villas. They also have lower ceilings, smaller windows, deep verandahs and rooms that feel dark by mid-afternoon. The rimu floors, casement windows and leadlights are worth keeping. The floor plan usually isn't. So the work tends to centre on:

Light. Rear glazing, roof lights and a layout that lets daylight travel further into the house.
Open living. Connecting the kitchen, dining and living areas, and the garden beyond them.
Asbestos. Surveyed before demolition starts, particularly in later alterations.
Casements and leadlights. Repaired rather than swapped for aluminium.

Get the light right first. The kitchen looks better for it, too.

How We Work

Our Villa & Bungalow Renovation Process

01

Step 1 – Free Renovation Roadmap

We begin by discussing your home, what you'd like to change and your budget expectations.

During the initial assessment, we consider the layout, visible building condition, potential structural concerns and opportunities to improve the space. We also identify where specialist assessments may be needed.

You'll receive an initial direction and an indicative budget range to help you decide on the next steps.

02

Step 2 – Design, Planning & Consent

We develop the renovation concept, review materials and finishes, and prepare the necessary plans and documentation.

Where the proposed work requires building or resource consent, we coordinate the appropriate professionals and application process.

03

Step 3 – Construction & Renovation

Once the design, scope and pricing are approved, construction begins.

We coordinate the relevant trades and manage the work, including structural alterations, building services, wall linings, cabinetry and interior finishes.

04

Step 4 – Finishing & Handover

We complete the finishing work, inspect the details and walk through the completed renovation with you.

We aim to leave you with a home that feels considered, comfortable and ready for everyday living.

Frequently Asked Questions About Villa & Bungalow Renovations

The cost depends on the size, existing condition and scope of work. Key Interiors' indicative budget for a full character home renovation is $280,000–$445,000, while major renovations and extensions can cost more. A site assessment and a design plan are needed to prepare an accurate price estimate.

Villas often require attention to older foundations, high ceilings, sash windows and traditional wall linings. Bungalows can have different framing, lower ceilings, casement windows and darker living areas. Both require careful planning to protect original features while improving modern comfort.

Yes. You can retain the original timber floors, decorative ceilings, windows, and other suitable period details while updating the kitchen, bathrooms, lighting, storage, and layout. A well-planned renovation allows old and new features to work together.

In many cases, yes. Removing or modifying internal walls can improve the connection between the kitchen, dining and living areas. A structural assessment is required where load-bearing walls are involved, and consent may be needed.

It depends on the work and the property's planning controls. Structural alterations, extensions and certain plumbing changes may require building consent. Resource consent may also apply, particularly where heritage or special character provisions affect the property. We help review the requirements during planning.

A full home renovation may take approximately four to eight months of construction, depending on its complexity. Design, documentation and council approvals can add time before the build starts. We discuss the expected programme once the scope is clearer.

It depends on the extent of the work. You may be able to remain at home during a smaller or staged renovation. For major renovations involving the kitchen, bathrooms, electrical services or large sections of the interior, temporary accommodation is often more practical.

Where the existing materials are in suitable condition, we consider retaining and restoring timber floors, skirtings, decorative joinery and original windows. The appropriate approach depends on their condition and the overall renovation design.

Yes. Key Interiors undertakes individual kitchen, bathroom and laundry renovations as well as complete home renovations. We assess the space and surrounding construction to help ensure the new work fits the existing home.
