Site access. City-fringe sections are tight. Scaffolding, skip placement, parking, and getting materials to the back of a Ponsonby villa all cost more than a flat suburban site with a double driveway.

ROOM BY ROOM: WHAT EACH SPACE COSTS

Kitchen: $45,000 to $70,000. The single biggest line in most renovations. Covers demolition, new cabinetry, benchtop, sink and tapware, splashback, lighting, electrical, plumbing and installation. Appliances sit on top. Cabinetry is usually 35 to 45 percent of a kitchen budget on its own. Relocating the sink or the hob adds $2,000 to $5,000 in plumbing and electrical before you have chosen a single finish.

Bathroom: $35,000 to $55,000. Small room, high cost per square metre, because everything in it is wet-area work. Covers strip-out, waterproofing, tiling, vanity, shower, toilet, tapware, ventilation and lighting. Waterproofing and tiling are where corners get cut and where failures show up five years later. A second bathroom or ensuite in the same job costs less than the first, because the trades are already on site.

Laundry: $15,000 to $25,000. Cabinetry, benchtop, tub and tapware, flooring, ventilation. Cheap to overlook and the room you use most. Relocating a laundry is a plumbing job, not a joinery job, and it is priced accordingly.

WHERE THE MONEY ACTUALLY GOES

On a typical Auckland full-home renovation the split looks roughly like this. Kitchen 15 to 20 percent. Bathrooms 15 to 20 percent. Labour across all trades 30 to 40 percent. Cabinetry is 37 percent of that kitchen on its own. Keeping the sink and hob where they were saved roughly $4,000 in plumbing and electrical.

Worked example: bathroom, Remuera, approximately 7sqm. Strip-out and disposal $2,400. Waterproofing $2,800. Tiling to floor and full-height walls, supply and lay, $9,600. Custom vanity with stone top $6,200. Frameless glass shower, mixer and rail $4,800. Wall-hung toilet and in-wall cistern $2,900. Tapware and fittings $2,600. Plumbing $4,200. Electrical, being lighting, extractor and heated towel rail, $3,100. Painting and making good $1,400. Supervision and project management $2,000. Total $42,000.

Seven square metres, $42,000. That is $6,000 per square metre, and it is why bathrooms distort a whole-home per-square-metre figure. Tiling and waterproofing alone are 30 percent of the room.

Worked example: full home, Mt Eden villa, 165sqm. Kitchen as above $58,000. Main bathroom as above $42,000. Ensuite $31,000. Laundry $19,000. Piles and subfloor repair $18,000. Full rewire $16,500. Replumb $14,000. Insulation to ceiling, walls and underfloor $8,500. Flooring throughout in engineered oak and tile $26,000. Interior painting throughout $18,500. Wardrobes and built-in joinery to three bedrooms $22,000. Structural work, being wall removal, beam and engineering, $24,000. Sash window restoration $16,000. Heating and ventilation $12,000. That is $2,333 per square metre, which sits in the middle of the full-renovation band. Note what a villa adds that a 1990s home does not: piles, rewire, replumb and sash windows come to $64,500 before anyone chooses a tap. That is the character-home premium in one number.

THE COSTS NOBODY QUOTES YOU

Building consent: $2,000 to $10,000 or more depending on scope. A resource consent, if you need one, is separate and slower.

Engineering: $2,000 to $8,000 if you are removing structural walls or adding load.

Project management: 10 to 15 percent of the build if it is being run properly. If it is not in the quote, someone is still doing it, and it is probably you.

Temporary accommodation: a full-home renovation is not liveable. Budget three to six months of rent somewhere else, or plan the job in stages and accept it will take longer and cost more.

Contingency: 10 to 15 percent on a modern home. 15 to 20 percent on anything pre-1960. This is not padding. It is the money you spend on what you find once the linings come off.

CHARACTER HOMES COST MORE, AND HERE IS WHY

Auckland’s central and eastern suburbs are full of villas and bungalows, and they carry a premium of roughly 25 to 40 percent over an equivalent renovation on a 1990s home.

It is not sentiment. Pre-1940s homes routinely need piles and subfloor work, full rewiring, replumbing, borer and rot remediation, scribers and mouldings matched to what is already there, and sash windows restored rather than replaced. None of that is visible when you buy the house. All of it shows up when the linings come off.

The upside is that a well-renovated character home in Remuera, Ponsonby, Herne Bay or Mt Eden holds value in a way a fashionable cosmetic job never does. Renovate a villa properly once and you do not do it again.

HOW TO KEEP CONTROL OF THE BUDGET
